Why Energy Efficiency Deserves a Place at the Top of Your To-Do List
Ask any Sheffield landlord what their tenants complain about most, and after the usual suspects — damp on a north-facing wall, a boiler that rattles in December — you will hear about bills. Sheffield's housing stock is beautiful but demanding: Victorian terraces in Crookes and Walkley with high ceilings and single-glazed sashes, stone-built cottages around Nether Edge, and 1930s semis out towards Gleadless that were never designed with airtightness in mind. Cold, draughty homes cost more to run, and tenants notice.
The good news is that the most effective improvements are also the most straightforward. You do not need a full retrofit to make a real difference. A focused weekend of work on insulation, draught-proofing and heating controls can cut running costs noticeably and make your property far easier to let.
Loft Insulation: The Best Return for Your Money
Heat rises, and in an uninsulated roof space it simply disappears. If your loft insulation is thin, patchy, or compressed under stored boxes, topping it up is the single most cost-effective step you can take.
Current guidance is to aim for around 270mm of mineral wool — roughly 12 inches. Many older properties have 100mm at best. Here is how to approach it practically:
- Check the joists are clear of old insulation that has been walked flat, and top up in layers, running the second layer at right angles to the first to cover the gaps.
- Keep the eaves clear so air can circulate. Blocking ventilation at the roof edge is one of the quickest ways to create condensation problems in the loft and, eventually, damp ceilings below.
- Insulate the loft hatch itself with a rigid board or a ready-made cover, and fit a draught seal around the frame.
- Lag any exposed pipework and the cold water tank while you are up there. Frozen pipes in a Sheffield January are an expensive way to learn this lesson.
If your property has a flat roof or a loft conversion, the calculation changes. In that case, focus your budget on the measures below instead.
Draught-Proofing Windows and Doors
Draughts are cheap to fix and immediately noticeable. A tenant who stops feeling a cold draught across the living room will tell you about it — and will be far more likely to renew.
- Sash windows: fit brush or foam strips into the staff beads and around the meeting rail. A sash window that rattles is usually a sash window that leaks air.
- Casement windows: replace worn rubber gaskets and adjust the hinges so the frame closes tight against the seal.
- External doors: fit a brush or wiper seal to the bottom, a compression strip around the frame, and a flap over the letterbox.
- Chimneys: an unused flue is a permanent hole in your thermal envelope. A chimney balloon or a capped vent with an adjustable draught excluder makes a big difference in period properties.
- Keyholes and cat flaps: small, easy to overlook, and surprisingly leaky.
A word of caution: do not seal a property so tightly that moisture has nowhere to go. In older Sheffield homes, some background ventilation is essential. Keep trickle vents open, and if you seal a chimney, make sure bathroom and kitchen extraction is working properly.
Smart Heating Controls and Better Boiler Settings
Heating and hot water typically account for the majority of a household's energy use, so this is where controls earn their keep.
- A smart thermostat with a schedule and geofencing means the heating is not running when nobody is home. Many models also produce a monthly usage report, which tenants find genuinely motivating.
- Thermostatic radiator valves (TRVs) on every radiator except the one in the room with the main thermostat let tenants heat individual rooms rather than the whole house.
- Turn the boiler flow temperature down to around 60–65°C on a condensing boiler. It will run in condensing mode more of the time and use less gas, while radiators still feel warm enough.
- Set the hot water cylinder thermostat to 60°C — no lower, for legionella safety.
Whatever you install, walk the tenant through it. A smart thermostat that nobody understands is just an expensive ornament.
Small, Cheap Wins Worth Doing at the Same Time
- Swap remaining halogen bulbs for LEDs — a few pounds each, and lighting is one of the easiest loads to reduce.
- Fit a hot water cylinder jacket to at least 80mm if the cylinder is older and bare.
- Place radiator reflector panels behind radiators on external walls so heat bounces back into the room.
- Service the boiler annually and keep the certificate — it protects efficiency and your compliance paperwork in one go.
Tenants, Compliance and the Longer View
Energy performance rules for rented homes continue to tighten, and the direction of travel is clearly towards higher minimum EPC ratings. It is worth checking the current requirements and any confirmed dates before you plan major spending, then mapping out improvements over the next few years rather than all at once.
There may also be funding available through energy supplier obligations or local authority schemes, particularly for solid-wall insulation and loft top-ups. Eligibility varies, so it is worth a conversation before you pay in full yourself.
Finally, think about how you present the property. A short welcome pack explaining the heating schedule, how the TRVs work and why the trickle vents should stay open will save you callouts and help tenants keep bills down. Environmentally conscious tenants actively look for well-insulated, efficiently heated homes — and in a competitive Sheffield market, that is a genuine advantage. Warmer homes, lower bills, happier tenants and a more valuable asset. That is a rare thing in property: a set of improvements that pays you back from every direction.
